Miami Lakes was planned from the ground up — the Town of Islands, laid out around lakes and winding streets from the 1960s onward and built out steadily ever since. That means the housing spans five decades on the same map, and a Miami Lakes call could be a 1968 original or a 2015 build.
The town is organised around its lakes and curved street layout rather than a grid, with the original 1960s and 70s sections closest to Miami Lakes Drive and progressively newer development spreading north and west. The age spread is the thing to know here. A 1970s Miami Lakes original has a light steel door, a single torsion spring on a sixteen-foot opening and an opener that has been replaced once or twice. A 2000s or 2010s house in the newer sections has a rated, reinforced, considerably heavier assembly with hardware specified to match. Same town, same street pattern, completely different repairs — which is why we ask what era your house is rather than assuming.
On the older sections: single-spring two-car doors reaching end of life, worn rollers and hinges, cables fraying, bottom brackets rusting at the slab, and long-serving openers finally stripping a gear. Our usual recommendation when replacing springs on an older single-spring door is to convert to a properly sized pair where headroom allows. On the newer sections: consumables on sound doors — springs at cycle end, struts loosening, belts stretching, sensors knocked out of line. Corrosion is mild town-wide, so panels last well in both.

HOA rules on door appearance are common in the planned communities here.
