Single-family island homes with two-car and three-car doors, many of them replaced within the last twenty years with wind-rated panels. The towers along Collins and Ocean have parking garages with commercial gate operators, which is a different trade entirely.
The houses that do have garages tend to have good ones — this is not a market of neglected seven-foot doors. What it is instead is a market of expensive doors mounted in a brutally corrosive environment. Wide insulated panels, sometimes glass-and-aluminium contemporary doors, usually two heavy torsion springs, often a side-mount jackshaft opener because the ceiling is taken up by structure. More hardware, better hardware, failing faster than it should because of where it lives.
Corrosion is the root cause of most Miami Beach calls, and it shows up first in the places that stay wet: the bottom brackets, the lowest two feet of lift cable, the bottom weatherseal and the retainer it sits in. Cables fray strand by strand at the drum until one lets go and the door drops on one side. Hinge pins seize so the panels stop articulating and start flexing. Galvanised track pits and the rollers start to bind. On the flood-prone streets we also see openers that have been under water at some point — a motor head or a wall console that took salt water is on borrowed time even if it still runs. And because so many island doors are wide and heavy, a corroded part fails under much more load than it would on a small inland door.
We stock the heavier torsion wire sizes and the longer cables that wide island doors need, because turning up to a Miami Beach job with inland parts wastes everybody’s morning. Most repairs still finish in one visit.
The honest planning note for the island is traffic, not distance. We are a straight run over the causeways from Miami Shores, but a Miami Beach afternoon can cost as much clock as a trip to Broward. We book island work early in the day where we can and tell you a real window.
