The city runs west from the Hollywood line out toward the conservation area. The eastern half around 33024 and 33026 is the older city, including a very large concentration of 55-plus villa and condo communities. West through 33028 and 33029 — Pembroke Falls, Chapel Trail and the surrounding developments — is 1990s and 2000s master-planned housing, almost all gated and HOA-governed. Streets and areas: East Pines around Hollywood Boulevard and University Drive, Century Village and the 55-plus communities, Pembroke Falls, Silver Lakes, Chapel Trail and the western developments toward 33029.
A three-way split: older single-family in the east, extensive 55-plus villa and duplex housing with single-car garages, and newer master-planned single-family and townhomes in the west.
The villa communities are the distinctive part. Thousands of attached and semi-attached homes with single-car garages, mostly built in the 1970s and 80s, almost all under strict HOA appearance rules, and typically fitted with light doors and modest openers. They are small, straightforward jobs — and the association rules mean that if a visible panel needs replacing, colour and style are not open questions. The western communities are the opposite end: heavier rated two-car doors, newer hardware, consumable-stage wear.
In the villas: light doors that have done a lot of cycles, springs at end of life, worn rollers, and small openers reaching the end of their service lives. Access is often tight and sensors get knocked. In the east generally: mid-century wear across the board. In the west: consumables on sound rated doors — springs, rollers, hinges, cables, struts working loose, belts stretching. Corrosion is mild city-wide, so the panels are rarely the problem anywhere in the Pines.
We load light villa spring stock or heavier rated stock depending on what you tell us on the phone, which is why the community name matters more here than the street. Most Pines jobs finish in one visit.
A specific note for the 55-plus communities: hardware work never raises an appearance question, but panel replacement always does, and the association will usually have a specified colour and style. We will check before anything is ordered rather than after it arrives.
