Kendall is the sprawl of southwest Miami-Dade — tens of thousands of suburban houses built mostly in the 1970s and 80s, almost all with two-car garages. It is also the part of the county where Hurricane Andrew changed the rules, and thirty years on you can still read that history in the doors.
Kendall covers an enormous area of southwest Miami-Dade, broadly between Sunset Drive and Killian, running west from around SW 87th Avenue. It is organised in subdivisions rather than a single grid, and the housing is consistent enough within each one that knowing your community tells us most of what we need. Hurricane Andrew is the dividing line in Kendall door stock. Garage doors were one of the headline failure points in 1992 — when a door blows in, the house pressurises and the roof is next — and the code changes that followed made rated, reinforced doors the standard. So Kendall streets today carry a mix: original pre-1992 light steel doors that survived, and heavier rated replacements fitted in the years since. They are not the same product and they do not take the same hardware.
On the surviving pre-code doors: springs long past their cycle life, worn rollers and hinges, cables fraying, and light panels that flex because they have no struts. On the post-Andrew replacements: the common problem is a rated door fitted onto carried-over or generic hardware, which overloads the springs from day one and wears the opener continuously. Across both, standard suburban wear — opener gears, belts, sensors knocked out of line. Corrosion is mild this far inland so panels generally stay sound either way.
We ask whether the door is original or a replacement when you call, because that single question tells us which spring stock to load. Getting it right is the difference between a one-visit job and a return trip.
If your door is a rated replacement, we fit hardware appropriate to it rather than whatever is generic — the rating is part of what the door is for, and cheap substitutions undermine it.
