Hialeah is one of the largest cities in Florida and one of the densest. It is also two cities in one as far as garage doors go: the older eastern grid around Palm Avenue and Okeechobee, where lots are tight and many houses never had a garage, and the newer western half toward 33018 where the housing is suburban and every house has one.

The eastern zips — 33010, 33012, 33013 — are the original dense grid, small lots, a lot of duplexes and multi-family, and garages that are frequently converted or absent. Moving west through 33014 and 33015 into 33016 and 33018 the housing becomes suburban subdivisions with standard attached two-car garages. East: compact single-family and multi-family on tight lots, single-car garages where they exist, many converted. West: suburban subdivisions from the 1980s onward with conventional two-car doors.
The eastern half of Hialeah has the highest rate of converted and enclosed garages in our service area. That is not a problem to be fixed — it is how people have made these houses work — but it does mean a lot of our east-side calls are about a door that still has to open, close and seal even though the space behind it is now living space, storage or a workshop. The western half is conventional suburban work: sixteen-foot doors, torsion springs, ceiling openers, all much like Westchester or Tamiami.
On the east side: doors that have been partially fixed shut and then need to work again, hardware that has been repaired improvisationally over decades, rusted bottom brackets where garages take standing water, and springs badly mismatched to their doors. On the west side: the ordinary suburban pattern of spring fatigue, worn rollers and hinges, fraying cables, and opener gears giving out. Corrosion is mild city-wide, which keeps panels sound and repair economic almost everywhere.
We ask for the zip and the opening width when you call, because Hialeah covers so much variation that turning up with the wrong spring stock is a real risk. Get that right and most jobs finish in one visit.
