A 1920s carriage garage off an alley in The Roads has nothing in common with a tuck-under townhouse door in Edgewater or a three-car opening in Coconut Grove. We work all of them, and the first thing we ask on a Miami call is which one you have.

Little Havana and West Flagler, where lots are tight and many houses have carports rather than garages. And Edgewater and Buena Vista, where new townhouse construction has put a lot of small modern doors on the map. Brickell and Downtown are towers, and towers are not our trade.

The age spread is the defining feature. In The Roads and Shenandoah we work original openings that were sized for a Model A — narrow, low-headroom, often detached at the back of the lot off an alley, sometimes with the original swing or slide hardware replaced at some point by a sectional door that does not quite fit the opening. In Coconut Grove we get large modern doors on rebuilt houses alongside genuinely historic garages under heavy tree canopy. In Edgewater and the new townhouse blocks we get tight single-car doors with the opener crammed against a low ceiling. Three completely different sets of problems inside one city limit.
In the older neighbourhoods: undersized or wrong springs on doors that were retrofitted into original openings, rotted wood jambs that no longer hold the track fixings, rusted bottom brackets in garages that flood in heavy rain, and low-headroom installations where the track radius was never right. Under the Grove canopy, persistent damp keeps hardware wet and rollers seize early. In the new townhouse stock: tight tuck-under garages where the door gets clipped by a car, photo eyes knocked out of alignment constantly, and small openers working in confined spaces with almost no clearance. Across all of it, the ordinary spring and cable failures happen on their usual schedule.
Because Miami doors vary so much, we ask for details on the phone — opening width, detached or attached, alley access, opener type — so the truck leaves with the right parts. That is what keeps most jobs to a single visit rather than a diagnosis and a return trip.
Access is the other Miami variable. Alley-served garages in The Roads and Shenandoah, narrow lanes in the Grove, and permit-parking streets in Edgewater all affect how a job runs, so tell us what we are walking into.
