Miami Shores is a 2.5-square-mile village of mostly 1940s–1960s houses. Those original torsion systems are at or past a 10,000-cycle life. When a spring snaps on NE 103rd or Biscayne Boulevard, you need someone already in 33138 — not a truck rolling up from Kendall.
The village runs roughly from 91st up to 115th, bounded by the bay on the east and the FEC tracks on the west. We work all of it — the big lots east of NE 10th Avenue, the tighter grid west of Biscayne Boulevard, the blocks around the Country Club, and the stretch of NE 2nd Avenue where the houses back onto commercial. Most of our Shores calls are within a five-minute drive of each other, which is the whole reason we can promise a morning window and keep it.

About 3,400 detached houses, ~87% of the village. Two-car garages are the norm. Salt air off Biscayne Bay rusts springs, cables, and bottom brackets faster than inland Miami-Dade.
The age of the stock matters more than the size. A lot of these garages still carry the door — or at least the hardware — that the house was built with. Seven-foot openings, wood jambs, light-gauge track, and a single torsion spring where a modern install would use two. A door that has been cycled twice a day since the Ford administration is not a door with a manufacturing defect. It is a door at the end of its rated life, and that is a normal, fixable thing.
Three failures cover most of our Shores tickets. First, torsion springs at end-of-cycle — they go with a bang, the door will not lift, and the opener grinds because it is now trying to move 150 pounds of steel by itself. Second, corrosion at the bottom bracket and the first few feet of cable, which is the part of the system closest to the salt and the sprinklers; a frayed cable lets one side drop and the door racks in the track. Third, the opener itself: the plastic drive gear in older Chamberlain and LiftMaster units strips, and sun-baked photo eyes on an east-facing garage drift out of alignment until the door refuses to close. On the oldest houses we still find one-piece tilt-up doors with extension springs, and those get a straight answer about whether they are worth keeping.
