Midtown, Wynwood, the Design District and Edgewater are the densest new-build residential blocks in the city, and almost all of the garage doors are small, modern and tucked under the house. Different problems to a suburban two-car door, and a short run down Biscayne or NE 2nd Avenue from our base.
This is a compact area and we work the residential parts of it: the townhouse rows through Wynwood and Buena Vista, the Edgewater blocks off Biscayne, the single-family pockets in the Design District, and the newer infill developments between NE 2nd Avenue and the boulevard. The warehouse and gallery stock in Wynwood proper runs commercial roll-up doors, which is a different trade. It is ten minutes from Miami Shores, which makes small jobs here entirely practical.

Predominantly newer townhouses and infill single-family with single-car or narrow two-car tuck-under garages, driven by compact chain or belt openers in low-headroom spaces.
Tuck-under garages built into the ground floor of a townhouse are their own category. The ceiling is usually the underside of the floor above, so there is very little headroom for a standard track radius and openers are often low-clearance or side-mount by necessity. The door itself is small and light, which is good, but the surrounding space is unforgiving — a car parked six inches too far forward will hit the door, and there is nowhere to put bins and bikes except against the track.
Physical damage is the number one Midtown call. Doors clipped by cars, bent bottom sections, tracks knocked out of alignment, rollers jumped. Right behind it, photo-eye faults — the sensors sit at the bottom of the tracks in the exact spot where everything gets stacked, so they get knocked out of line constantly and the door stops closing. Then the usual: cables coming off drums after an impact, springs at end of life, and small openers wearing out early because they are working in a confined, humid space. Corrosion is mild here, so panels and hardware generally stay sound.
Small doors mean smaller spring sizes and short cables, which we carry. Most Midtown jobs finish in one visit. If the door has been hit by a car, tell us on the phone — that usually means a bottom section or a track piece as well as an alignment.
Access is the thing to flag when you book. A lot of these garages are off a rear lane or behind a gate, and street parking in Wynwood and Edgewater can be genuinely difficult.
