North Bay Village is three small islands sitting in Biscayne Bay on the 79th Street Causeway — North Bay Island, Harbor Island and Treasure Island. Surrounded by water on every side, which is wonderful to live on and ruinous for garage door hardware. We are a few minutes away across the causeway.
The village is small and entirely surrounded by bay. North Bay Island is the gated residential island on the north side, Harbor Island sits in the middle with a mix of houses and low-rise buildings, and Treasure Island carries most of the single-family streets. Everything is within a few minutes of the causeway, and the causeway is a direct run from our Miami Shores base — which makes this one of the quicker island jobs we do.

Waterfront and near-waterfront single-family homes with two-car doors, plus low-rise buildings where individual owners have their own overhead doors. Almost every property here is within a couple of hundred feet of salt water.
What sets North Bay Village apart is that there is no inland. In Miami Shores or North Miami we can tell you the bayside streets corrode faster than the western ones. Here, every street is a bayside street. That changes the maintenance advice from "worth doing" to "necessary", and it means we assume salt damage on a village call rather than checking whether it applies.
Cable and bracket corrosion dominates, exactly as on the barrier island proper. Bottom brackets pit at the bolt holes, cables fray at the drum and at the bottom fitting, and hinge pins rust into their knuckles until the panels stop flexing properly. Rollers with steel bearings seize early. Bottom weatherseals perish and let water sit against the bottom section. On the opener side, low-mounted photo eyes and wall consoles suffer from humidity and occasional flooding, and rail-mounted chain drives rust at the trolley. Springs fail on their cycle count like anywhere else — the difference here is that half the time the spring is not the only thing we end up replacing.
Village calls get cables, brackets, rollers and seals on the truck by default. Most jobs finish in one visit, and the free 25-point inspection tends to find the next failure before it strands your car.
Because we are minutes away over the causeway, small jobs are worth doing here — a seal replacement, a roller set, a sensor realignment — where a company driving in from west Broward would want to bundle them into something bigger. We would rather do the small maintenance job now than the expensive emergency one later, and that is easier to offer when the drive is short.
