Our North Miami Beach work is the mainland, inland half of the city — Highland Village, the old Fulford grid, the streets around NE 163rd Street and west toward I-95, and the residential blocks of 33162 that run up to the Ives Estates line. The 33160 side toward the Intracoastal we take house by house. The further northeast you go, the more of the day a call costs us, and we will say so rather than quietly show up at six.

Single-family and low-rise with real overhead doors. Salt still reaches this far from the ocean. Springs and bottom cables fail; cheap openers strain when the door is heavy.
Most of this housing stock is post-war ranch — long, low, two-car garages built in an era of light steel doors. What makes NMB distinctive is how many of those openings have had a modern door dropped into them at some point: an insulated or wind-rated panel that weighs considerably more than the original, sometimes hung on track, rollers and an opener sized for what used to be there. That mismatch is the root of a lot of what we get called out for.
When a heavy door runs on undersized hardware, everything downstream wears early. Springs lose their balance and the door gets front-heavy. Rollers and hinges fail at the ends of the top section first. A half-horsepower opener that was adequate for a light door spends years pulling hard, and then the drive gear or the capacitor gives up — usually on the coldest, wettest morning of the year, because that is when the door is stiffest. We also still get the standard coastal problem, just milder than in the Shores: rust at the bottom bracket and the lower foot of cable. Our first move on an NMB call is almost always a balance test, because it tells us whether we are fixing a symptom or the cause.
