South Beach is mostly apartments, hotels and Art Deco walk-ups — and then there are the islands. Star, Palm, Hibiscus, the Venetians and the streets around Sunset Harbour are where the garage doors are, and those doors are big, heavy and surrounded by salt water on every side. That is the work we come to 33139 for.
Almost all of our 33139 work sits west of Alton Road or out on the islands. Star, Palm and Hibiscus have estate garages, often three and four bays. The Venetian Islands have a dense run of single-family homes with modern doors. Sunset Harbour, West Avenue and South of Fifth have townhouses and low-rise buildings where individual owners have their own overhead door. East of that, in the Deco district proper, there is very little for us — those buildings never had garages.

What garages exist in South Beach are mostly newer and mostly premium: wide insulated or glazed doors, two heavy torsion springs, side-mount jackshaft openers, and in the newer builds a door rated to Miami-Dade wind-load approvals.
These are also, frequently, doors on houses that were rebuilt or heavily renovated in the last twenty years, which means the door is younger than the neighbourhood but is carrying much more weight than an old door did. A wide insulated panel can weigh well over 300 pounds. Every ounce of that goes through two springs, two cables and a set of rollers that live fifty feet from open salt water. When something goes on a door like that it goes decisively.
The island pattern is cable and bottom-bracket corrosion first, spring fatigue second, opener faults third. A frayed cable on a 300-pound door does not politely stop working; it lets one side of the door drop and racks the panel in the track, and the repair is then cables, rollers, possibly a track section and an alignment rather than just cables. We also see a lot of jackshaft opener faults on South Beach — the wall-mounted units common here rely on a cable-tension sensor and an external deadbolt lock, and when either gets gritty or corroded the opener starts refusing to run. On ground-level garages near the water, flood exposure on the motor and the low-mounted photo eyes is a recurring theme.
