Sweetwater is a small, tight-knit city right by FIU — under a square mile, dense, and mostly modest housing. It does not have a garage door shop of its own and it is not the kind of place the county-wide brands prioritise. We cover it on the same run as University Park and Fontainebleau.
Sweetwater is compact, sitting just east of FIU around SW 107th Avenue between Flagler and SW 8th Street. Everything is within a few minutes of everything else, and the city borders Fontainebleau and University Park, both of which we are through regularly. That proximity is why a Sweetwater job is an easy add to a day rather than a special trip.

Modest single-family homes and a substantial amount of multi-family, with single-car and narrow two-car garages on the houses that have them.
Garages in Sweetwater are working spaces more often than showpieces, and households here frequently run several vehicles, so the doors get used hard. The hardware is mostly original-era or a first replacement — light steel doors, conventional torsion springs, ceiling-mounted chain openers of some vintage. There is nothing exotic to deal with, which keeps repairs quick and prices sensible.
High cycle counts drive most of it: springs reaching end of life sooner than the calendar suggests, rollers and hinges worn, cables fraying at the drum, opener gears and chains giving out.
