The Hammocks is master-planned southwest Miami-Dade — communities built largely through the 1980s and 90s, laid out around lakes and green space, almost all of it under an HOA. Newer doors than Kendall, heavier than Kendale Lakes, and a lot of them behind a gate.
The Hammocks covers the master-planned developments of far southwest Miami-Dade, organised around Hammocks Boulevard and the SW 152nd to SW 162nd Avenue corridor. Almost everything sits inside a named community, most with gates and HOAs. Giving us the community name when you book tells us the likely door type and lets us arrange access in advance.
Streets and areas: The communities off SW 152nd and SW 157th Avenue, the neighbourhoods around Hammocks Boulevard, and the developments bordering Kendale Lakes and Country Walk.
Single-family homes and townhomes built mostly in the 1980s and 90s, with two-car garages on the houses and single-car openings on the townhomes and villas.
This housing straddles the Andrew code change, so the communities built in the early 1990s onward generally carry rated, reinforced door assemblies while the 1980s sections often do not. The rated doors are heavier and their hardware is specified accordingly; fitting generic parts to them is a false economy. Either way the panels here are young enough and far enough from salt that they are almost never the problem.
Consumables, essentially across the board. Springs reaching the end of their cycle life, rollers and hinges worn, cables fraying at the drum, struts loosening on wide doors, and openers from the 1990s and 2000s reaching the end of their service lives. In the townhome and villa garages, the tight-space pattern applies — floor-level sensors knocked out of alignment, occasional impact damage on narrow openings. Corrosion is not a factor this far inland.
We carry spring stock for both the lighter 1980s doors and the heavier rated ones, plus cables, rollers, struts and common openers. Tell us your community and we will load accordingly and sort the gate before we arrive.
Two practical notes for The Hammocks. Gate access is worth two minutes on the phone and saves half an hour at a callbox. And HOA appearance rules, which most communities here have, never affect hardware repairs but do matter if a visible panel needs replacing — we will raise that before anything is ordered.
