The city spans the building-code change, so the older Rock Creek-era housing carries pre-code light doors while the later communities carry rated, reinforced assemblies. What unites them is usage: these are family houses where the garage is the main way in and out, often with three or four drivers. That puts the cycle count well above average, and since springs are rated in cycles rather than years, it is the single biggest factor in how often we see a given door.
Spring fatigue leads by a wide margin, and it arrives earlier than homeowners expect because of the usage. Behind it, everything else that wears with cycles: rollers ground down, hinges worn at the pin, cables fraying at the drum, opener drive gears and stretched belts, trolleys wearing on chain rails. On the newer rated doors, struts working loose. Corrosion is mild this far inland so the panels are almost always sound, and a Cooper City job is nearly always consumables on a good door.
