Oversized residential doors are their own discipline. A twelve-foot-high opening for a truck or an RV, or a wide workshop door on a detached building, carries far more weight and span than a standard sixteen-by-seven, and it needs springs calculated to the actual door rather than picked from a chart, heavier gauge track, double end bearing plates, struts, and frequently a higher-torque opener. It is also common on acreage properties to find doors that were specified by whoever built the barn rather than by anybody thinking about cycle life.
On oversized doors: springs undersized from the outset, end bearing plates worn so the torsion tube wanders, cables coming off drums when the two sides fall out of sync, top sections sagging where struts are missing, and openers that were never rated for the door they are pulling. On detached structures: damp and wildlife. Rollers seize, hinges rust, and rodents get into opener wiring more often than people expect. On the conventional suburban housing, the ordinary pattern of spring fatigue, worn consumables and opener faults. Well-water sprinklers on acreage properties stain and corrode the bottom of doors noticeably.
We ask for the opening width and height before dispatching a Davie call, because an oversized door needs heavier wire, longer cables and sometimes hardware we will confirm in advance. That question is the difference between fixing it today and coming back.
On a large or unusual door we measure and weigh rather than estimating, and we will tell you plainly if what is currently fitted was never right for the door — which on barn and workshop doors is not unusual.
