Palmetto Bay is the bayfront Village of Parks — big lots, heavy tree canopy, and a housing stock that was substantially rebuilt after 1992. Large doors, modern hardware near the water, and older survivors inland. It is one of the more varied villages we work.
The village runs from around SW 136th Street down to SW 184th, bounded by the bay on the east and US-1 on the west. Old Cutler Road and the streets east of it carry the largest lots and the waterfront properties; the western side is more conventional suburban. We cover both, working it alongside Pinecrest and Cutler Bay.
Streets and areas: The streets off Old Cutler Road, the bayfront lots east of the highway, the communities around SW 152nd and SW 168th Street, and the blocks running toward Pinecrest and Cutler Bay.
Large single-family homes on generous lots, with two-car and three-car garages. A high proportion were rebuilt or newly built after Hurricane Andrew.
Andrew did serious damage here in 1992 and a great deal of Palmetto Bay was rebuilt in the years that followed, under the stricter wind-load standards that came out of it. The practical consequence is a lot of heavy, rated, reinforced door assemblies — and heavy doors need hardware specified to their weight rather than approximated. On the bayfront side, add salt exposure to that weight, and you get a demanding environment for cables and brackets.
On the waterfront streets: cable corrosion, pitted bottom brackets and seized hinge pins arriving years earlier than they would inland, on doors heavy enough that a corroded part fails under real load. Inland, under the canopy: persistent damp keeping hardware wet, rollers seizing, and the ordinary schedule of spring fatigue. Common to both: wide doors going out of balance and quietly wearing out bearings, cables and openers, and top sections sagging where a strut has worked loose. On a three-car system that can be happening on one bay while the others are fine.
We measure and weigh large doors rather than working from a chart, and we carry heavier wire sizes, long cables and strut hardware for Palmetto Bay calls. A three-bay inspection covers several separate assemblies, and we report on each.
If you are on or near the water, our standing advice here is an annual inspection rather than waiting for a failure, because on a heavy door a fraying cable is not a minor issue.
