Pinecrest is acre lots, mature canopy and some of the largest residential garage doors in Miami-Dade. Three-car openings are normal, custom wood and carriage-style doors are common, and a lot of the housing was rebuilt after Andrew to a much higher standard. Big doors are a specialist job, and that is what a Pinecrest call usually is.
Pinecrest runs from roughly Kendall Drive down past Killian, bounded by Red Road and Old Cutler. Big lots, deep setbacks, heavy tree cover and long driveways. Practically every property here has a garage and most have more than two bays, which makes it one of the more door-dense places we service even though the street density is low.

Post-Andrew rebuilding is the defining fact about Pinecrest door stock. A very large share of these houses were built or rebuilt under stricter wind-load standards, which means rated, reinforced and heavy door panels — frequently insulated, frequently custom-faced in wood or a wood-look composite. A twenty-foot rated door with a wood cladding is a genuinely heavy assembly, and every component behind it has to be specified for that weight rather than approximated.
The dominant Pinecrest failure is a heavy door that has drifted out of balance and has been quietly destroying its own hardware. The symptoms are subtle — a bit of shudder, a slightly noisier opener, a door that does not quite hold position — and the consequences are not: worn end bearing plates, a torsion tube that starts to wander, cables that come off the drums, and an opener that burns out early. Beyond that: sagging top sections from loose or missing struts, hinge and roller wear at the ends of wide panels, and on the wood-faced doors, seasonal weight change that the spring system was never set up for. The canopy keeps everything damp, so rollers and hinges seize sooner than the inland average would suggest.
We measure and weigh before we specify springs on a large door rather than working from a chart. It takes longer and it is the reason the repair lasts. Heavier wire sizes, long cables and strut hardware ride on the truck for Pinecrest calls.
On an estate door we would rather do it properly than quickly, and we will tell you if what is currently fitted was never right for the door.
