The city runs from the Atlantic west past the Turnpike. Beachside and the canal streets east of the Intracoastal in 33062 are the coastal half. West of there, Cresthaven, the Highlands, Palm Aire and the residential grid through 33063, 33064 and 33069 are conventional inland suburbia, including a substantial amount of 55-plus villa housing around Palm Aire. Single-family homes largely from the 1950s through the 1970s with single-car and two-car garages, canal-front properties east of the Intracoastal, and a significant stock of 55-plus villas with single-car garages inland.
The Intracoastal is the dividing line. East of it, doors sit in salt-laden air and many properties have been rebuilt with heavier modern panels — good doors in a punishing environment. West of it, the housing is ordinary older Broward suburbia with light original doors and hardware that has done decades of service, plus the villa communities where doors are small, light and cheap to service. Beachside and canal-front: cable corrosion at the drum and the bottom fitting, pitted bottom brackets, seized hinge pins, perished bottom seals, and photo-eye terminals corroding until the door refuses to close. Inland: springs at the end of their cycle life, rollers worn to the shaft, hinges worn at the pin, and older openers failing. In the villa communities, tight access and sensors knocked out of line. Panels stay sound inland; on the coast they are the thing to watch on the oldest doors.
