Villa garages are a distinct kind of job. The openings are single-car, the doors are light, the openers are modest, and the garage is frequently doing storage duty as well as parking. Access is tight. Associations here are generally precise about door colour and style, which matters not at all for hardware but matters a great deal if a panel needs replacing. The practical upside is cost: a villa spring or opener job is among the least expensive work we do anywhere.
Light doors with long service histories: springs at the end of their rated cycles, rollers worn, hinges rusted at the pin, cables fraying. Small openers from the 1980s and 90s reaching the end of their lives, some without photo-eye sensors. Floor-level sensors knocked out of alignment constantly, because in a single-car garage full of storage there is nowhere for anything to go except against the tracks. Corrosion is mild this far inland so panels stay sound, which keeps these firmly in repair territory.
