Sunrise runs across central Broward from the Lauderhill line out to the Sawgrass. It is a mix of 1970s and 80s suburban housing, the big Sunrise Lakes and Welleby communities, and newer development in the west. A lot of single-car villa garages, a lot of standard two-car doors, and a clear divide between the two.
Sunrise stretches west from around University Drive to the Sawgrass Expressway. The eastern half takes in Sunrise Golf Village and the very large Sunrise Lakes 55-plus communities. The centre is Welleby and Springtree, conventional 1980s family suburbia. The west, toward the arena and Sawgrass Mills, is newer. Telling us your community sorts out most of what we need to know.
Streets and areas: Sunrise Lakes, Welleby, Sunrise Golf Village, Springtree, the communities off Oakland Park Boulevard and Sunset Strip, and the western developments toward the Sawgrass.
A split stock: extensive 55-plus villa and condo housing with single-car garages, and conventional 1970s to 1990s single-family homes with two-car garages.
The villa communities are a distinct market. Small, light doors on single-car openings, modest openers, tight access, and HOA appearance rules that are usually quite specific. They are inexpensive to service and the parts are small. The family housing in Welleby, Springtree and west is standard suburban work — sixteen-foot doors, torsion springs, ceiling openers — with the usual pre- and post-code split depending on whether the door has been replaced.
In the villas: light doors with high cycle counts, springs at end of life, worn rollers, and small openers reaching the end of their service lives. Access is tight so sensors get knocked. In the family housing: spring fatigue, rollers and hinges worn, cables fraying, opener gears and belts. Corrosion is mild across the city, so panels last well and almost everything here is a consumable repair on a sound door.
We load light villa spring stock or standard two-car stock based on what you tell us on the phone — which is why the community name is more useful than the street address in Sunrise. Most jobs finish in one visit.
For the 55-plus communities specifically: hardware work never raises an appearance question, but a replacement visible panel almost always does, and the association will usually specify colour and style.
