Older single-family homes on compact lots. Where there is a garage it is typically a single-car or narrow two-car opening with original-era hardware, and a fair number of garages have been partially converted to living space over the years.
The converted-garage question comes up more here than almost anywhere else we work, and it changes the job. A garage that is now a bedroom still has a door on the front that has to open, close and latch safely — sometimes it has been fixed shut, sometimes it still cycles. We treat those honestly: if the door is decorative now, we will tell you what it needs to be safe rather than selling you a full operating system you do not use.
Long-service wear is the pattern. Springs that have simply reached the end of their cycle life. Rollers worn down to the shaft. Hinges worn oval so the panels clatter. Bottom brackets rusted where the concrete holds moisture. Openers, where they exist, are often twenty-plus years old and past the point where parts make sense. We also see a good number of doors with no opener at all, still being lifted by hand, where the actual complaint is that the door has got heavy — which is a spring problem, not a strength problem, and it is fixable.
Common springs, rollers, hinges, cables and openers are on the truck, so a Pinewood call normally finishes in one visit. Small jobs are worth doing here because the drive from Miami Shores is short.
We will always give you the cheap answer when the cheap answer is right. If your heavy door is a spring job rather than a new opener, that is what we will quote.
