Westview covers the residential area of northwest Miami-Dade around NW 119th Street and the old golf course, bounded roughly by Golden Glades to the north and Pinewood to the south. Single-family homes from the 1950s and 60s on decent lots, typically with two-car garages — larger openings than Pinewood or West Little River, and more of them with working openers.
Because the lots are bigger here, the garages are bigger, and a two-car door on original hardware is a meaningfully heavier proposition than a single. Most of what we find is a sixteen-foot door on one torsion spring where a modern install would use two, driven by an opener that has been asked to compensate for years. The door still works, more or less, right up until the spring goes — and when a single spring carrying a full two-car door lets go, it takes the door down hard.
Single-spring two-car doors reaching end of life is the signature Westview failure, and our standard recommendation when we replace is to convert to a properly sized pair where the headroom allows. Beyond that: worn rollers and hinges, cable fraying at the drum, bottom brackets rusting at the slab, and openers that have been straining against an unbalanced door for so long that the gear finally goes. Salt is not really a factor this far inland, which keeps most of these doors firmly in repair territory.
Common torsion sizes, cables, rollers, hinges and openers ride on the truck, so a Westview job normally finishes in a single visit. If we recommend converting a single-spring door to a pair, we will explain why and price both options.
